PRE- and POST-LICENSING POLICIES

The ACADEMY conducts the Broker Prelicensing course required for an individual to qualify for the real estate license examination to become licensed as a “provisional” broker. The Academy also conducts the Broker Postlicensing courses required in order for a licensee to remove the “provisional” status of his/her broker license and retain such license.

BROKER PRE-LICENSING COURSE

The ACADEMY conducts the Broker Prelicensing Course intended to instruct students in basic real estate principles and practices, including real estate law, financing, brokerage, closing, valuation, management, taxation and mathematics. Also included is instruction on construction, land use, property insurance, and the North Carolina Real Estate License Law and Commission Rules. Upon satisfactory completion of the Broker Prelicensing course with a passing grade on the exam of 80% and required attendance of 80% of all scheduled class meetings, the student will receive a “Certificate of Completion” and qualify to make application to the North Carolina Real Estate Commission to take the state real estate license exam. The total classroom hours, including the course exam, will be 75 hours.

BROKER POST-LICENSING COURSES

The ACADEMY also conducts the 30-hour Broker Postlicensing courses. The Broker Postlicensing program consists of  three (3) 30-hour courses titled “Broker Relationships and Responsibilities,” “Contracts and Closings,” and “Selected Topics.”  New “provisional” brokers will be required to complete 90 hours of postlicensing education emphasizing practical knowledge and skills within three (3) years of obtaining his/her “provisional” brokers license. A minimum of 30 hours of postlicensing education must be completed on/or before the first anniversary date of his/her licensure. If the licensee fails to complete at least one (1) postlicensing course by this time, his/her real estate license will be placed on inactive status. The same is true for the second postlicensing course and second anniversary date of licensure. However, if the North Carolina licensee fails to complete his/her third and final postlicensing course by the third anniversary date of licensure, the licensee’s North Carolina real estate license will be canceled.

The “Broker Relationships and Responsibilities” course includes a review of issues associated with agency relationships, duties of agents when working with buyers and sellers, agent compensation and changing firms as well as a review of license status and educational issues.

The “Contracts and Closings” course includes a review of selected basic contract law concepts, sales contract preparation, post-contract signing and closing procedures, Real Estate Settlement Procedures Act, closing statement preparation and other topics.

The “Selected Topics” course includes commercial real estate brokerage, residential property management, land use controls, loan fraud, fair housing, licensing law case studies, miscellaneous license law issues, modular and mobile homes, establishing a firm and local issues.

Upon satisfactory completion of each 30-hour Broker Postlicensing course with a passing grade of 75% and 80% attendance, the student will receive a completion certificate. Upon completion of all three (3) courses within three (3) years of licensure, the “provisional” status of the individual’s broker license will be removed. Satisfactory completion includes homework and a passing final exam score of 75%.

ENTRANCE REQUIREMENTS

All students must be high school graduates or equivalent and have basic reading and math skills. “No student shall be denied admission on the basis of age, sex, race, color, creed, national origin or religious preference, handicapping condition, or familiar status.” If a particular handicap condition must be met, please contact the director well in advance of the start of class so that arrangements may be met. Possession of a current North Carolina broker license on “provisional” status is a prerequisite for enrollment in the postlicensing courses. Prospective postlicensing course students must present evidence of meeting this prerequisite at the time of enrollment. However, there are two exceptions: a student may enroll for the purpose of  qualifying for a reinstatement of his/her broker license or pursuant to a disciplinary consent order issued by the Commission. In either of these instances, the student must provide documentation of the need to complete the course at the time of enrollment/registration.

North Carolina Real Estate Commission rules prohibit a licensee from enrolling for postlicensing courses in a manner that would result in the completion of more than 21 hours of postlicensing education in ANY 7-day calendar period.

REGISTRATION

Immediate registration is recommended to reserve space in the class. Space is limited. To enroll, simply complete the Registration Form on the next page and mail it to us with your tuition fee. We will send you a registration confirmation and an Enrollment Contract that must be executed five (5) days prior to the first scheduled class meeting. This enrollment contract is approved/required by the North Carolina Real Estate Commission and sets forth the basic rights and obligations of both the school and the student. 

LATE REGISTRATION

Late registrations will only be accepted provided space and materials are available.

TUITION & FEES

The tuition fees are $395 for the prelicensing course (includes book) and $165 for each of the postlicensing courses. There is an additional $45 charge for the current NC Real Estate Manual for the postlicensing courses if the student does not have a book. As STUDENT, you receive a repeat privilege for any course in which you have enrolled. Repeat privilege means that the student may re-enroll for a fee of $150 one (1) time within six (6) months of the beginning date of the course if he/she failed the end of course exam or dropped out of the course for any reason. Repeat privileges will be based on space  availability.

REFUNDS on TUITION & FEES

The ACADEMY agrees to refund tuition to the STUDENT in full if the STUDENT withdraws prior to the first scheduled class session. If the STUDENT withdraws after the first scheduled class and before the third scheduled class begins, the ACADEMY agrees to refund all but $100. In the case of re-scheduling, the STUDENT who has withdrawn will be credited up to $100 as partial payment for another course session as long as it is rescheduled within six months of the ending course date.

ATTENDANCE

STUDENT must attend at least 80% of all scheduled class meetings in order to satisfactorily complete the course and comply with requirements set forth by the North Carolina Real Estate Commission.

COURSE COMPLETION REQUIREMENTS

In order to complete the course and receive a course completion certificate, all missed quizzes/tests and homework assignments must be completed  prior to the last class session, in order to take the final course examination, during the last class session. If a missed final examination must be re-scheduled, the STUDENT has up to 30 days after the final class date to schedule and complete the final examination. Final examination re-takes: The final course examination may be scheduled with the course instructor and re-taken one (1) time without repeating the course, as long as it is within 30 days of the original end of course date. Note: re-take examinations are a different version from the original end of course examination and must be passed by the same percentage score as the original course examination.

LOCATION OF CLASSES

All classes will be held in the training room of Southern Choice Real Estate Academy, 1601 S. College Rd., Ste. 101, Wilmington, NC. No smoking will be allowed in the classrooms.

POLICY ON RE-SCHEDULING & CANCELLATION
Any re-scheduling due to weather or other emergency will be made up the following weekend. Normal times for rescheduling classes will be Saturday 1:30 PM – 5:30 PM or on Sunday 1:30 PM – 5:30 PM. Should a course be cancelled, the student will receive a full refund.

COMPLAINTS

Any complaints concerning the ACADEMY should be directed to the Commission’s Education Division, NORTH CAROLINA REAL ESTATE COMMISSION, PO Box 17100, Raleigh, North Carolina 27619-7100.

CONDUCT

A student shall direct his or her attention to the instruction being provided and refrain from engaging in activities unrelated to the instruction which are distracting to other students or the instructor, or which otherwise disrupts the orderly conduct of a class.

Prohibited Conduct includes sleeping, reading a newspaper or book, performing office/other work, carrying on a conversation with another student, making or receiving telephone calls, receiving a page or text, loudly rattling or shifting of papers, or repeatedly interrupting and/or challenging the instructor in a manner that disrupts the teaching of the course. Operation of cellular telephones, texting devices and laptop computers during instructional time are strictly prohibited.

The school reserves the right to expel any student without a refund or credit after repeated warnings.
